Why the thaw causes leaks
When snow melts on top of frozen soil, the water cannot soak into the ground the way it does in summer. It runs along the surface toward the lowest point, and if the ground slopes toward your house, that is your foundation. Snow piled against the house from shoveling and plowing makes it worse, and spring rain on top of melting snow adds even more water.
Before the thaw: a checklist
- Shovel snow at least a few feet away from the foundation
- Make sure downspout extensions are attached and not frozen shut
- Clear snow and ice from window wells
- Test your sump pump by pouring a bucket of water into the pit
- Check that the sump discharge line outside is not frozen or buried
- Consider a battery backup pump in case of a power outage
Watch for these signs
Damp spots on walls or the floor edge, a musty smell, white chalky residue (efflorescence) on concrete, or a sump pump that runs much more than usual are all signs water is getting close. Catching it early usually means a smaller, cheaper fix.
If your basement leaked last spring
The best time to fix a spring leak is before the next one. Summer and fall are good times for crack repair, drain tile and sump pump work, before the ground freezes again.
